Facilitating work between Land Owner and Developer

In practice, the scope of the DEVELOPER is to undertake the development as per rules and regulations, and the OWNER is responsible in applying for necessary sanctions and permissions, approvals to the authorities concerned as may be necessary or required for ensuring the due execution of the proposed project. Since the LAND OWNERS were usually coming from different background with limited knowledge of the ways of property development, the scale of paper work and documentation seemed a time consuming and difficult task, resulting in some discrepancies thereby directly impacting the schedule of project completion.

We became a consultant for the LAND OWNER by acting as a lawful attorney on behalf of the LAND OWNER to execute all the lawful acts necessary for the said purpose- such as to appear and act in all the Courts, Civil, Revenue or Criminal whether original or appellate, in the registration office, Village Panchayat, Police offices, Revenue Department, A.D.L.R., D.D.L.R., Tahsildar, District Commissioner, Assistant Commissioner. Obtaining all necessary approvals if required from the different departments which includes Planning and Development Approvals, Panchayath, Taluk Panchayath, or any office of the Government or any other Local Authority.To execute sale deed, any other deeds/documentation. To invest on electrical approvals,deposits to MESCOM/OTHER DEPARTMENTS & to invest and undertake any other development works other than the scope of the DEVELOPER.Generally to maintain and look after all the affairs of the property in schedule as if the LAND OWNER could do if he/she was personally present.

With the inclusion of consultancy from Kinfratech, the entire process of developing a property right from its inception to completion was more streamlined. It provided more clarity to the LAND OWNER and also benefited the DEVELOPER to schedule their work accordingly and complete the project on time as promised to the end customer without having to intervene in any legal matters that was not in their concern.
